COFFS HARBOUR DEVELOPMENT CONTROL PLAN 2015 – AMENDMENT No. 26 (LOCAL GROWTH MANAGEMENT STRATEGY ACTIONS – PART 1)
Notice is hereby given that Council at its Ordinary Meeting of 11 July 2024 resolved to approve Coffs Harbour Development Control Plan 2015 - Amendment Number 26 (Local Growth Management Strategy Actions – Part 1) comprising amendments relating to:
- facilitation of infill development and diverse housing (new setback and private open space controls);
- achievement of well-designed development that is responsive to the locality (amendments to existing design requirements and inclusion of new design requirements to promote design excellence);
- mitigation of land use conflict (requiring Land Use Conflict Risk Assessments for the subdivision of land in all zones and introducing controls for horticulture/turf farming development within Zone R5 Large Lot Residential);
- retention of the business centres hierarchy (updated controls to minimise negative impacts on the primacy of the Coffs Harbour City Centre); and
- updates to biodiversity application requirements (amend controls to ensure development demonstrates that the avoid, mitigate or offset hierarchy principles are considered, thereby aligning with recent biodiversity updates to the Biodiversity Conservation Act 2016).
Pursuant to Part 2, Division 2 of the Environmental Planning and Assessment Regulation 2021, Coffs Harbour Development Control Plan 2015 - Amendment Number 26 (Local Growth Management Strategy Actions – Part 1) is in effect from 24 July 2024.
